Your design will also be assessed by a Structural Engineer at the Planning Stage. This is to avoid resubmission of your Planning Application due to changes caused by a poor design.

Planning Options

Employ an Architect

This option is a good idea when you are having a new home built and would like one contact to oversee the whole project if are not going through a Self Build Package company. An Architect has been trained in ‘Architectural Design’ and would be able to create you your own Bespoke Home based on the understanding of the Periods in Architectural History. This option is very expensive but it does have its place, you just need to decide if your project warrants it.

DIY

If you have understanding of the building industry and are aware how houses are constructed and where strucutral support, you may even be building your own extension, then this could be for you. If you have the time to study some sample architectural drawings of recent planning applications and what the Local Authority require with a scale you pencil and paper you could produce your own plans or even better purchase a Software Package. But you will may need a professional to produce your Plans and Notes for Building Regulations Approval and Structural Calculations to be provided by a Structural Engineer. Although this is probably the cheapest option, costly mistakes may arise through poor design and it is very time consuming.

Alternative Home Plans Process

You know or have a good idea of how you want your home altered. You plan to engage a builder or even do some of the work yourself. You want someone to provide you with the options that are available and to work with you on achieving your ideal design and to be able to provide the neccessary professional drawings and building regulations to submit to the Local Authority. If you are able to take some measurements and photos and we can do the rest.

Time Line

Planning Approval, if required, can take up to 8 weeks and Building Regulations Approval can take a further 4 to 5 weeks. Together with the production of your House Drawings the whole process with take around 4 months on average.
