Architectural Costs
An initial deposit of 50% for Planning Drawings are required to start. Once you have approved the drawings you will be invoiced for the remainder. Payment for all other services is required prior to commencement. (Prices are based on a total property size of no larger than 280 m2 or 3000 sqft.)
Please note the Building Regulation prices are for based on using Planning Drawings we have already completed for you. If you have Planning Drawings we can provide you with a price for the Building Regulations. (Should you have existing AutoCAD DWG files of your Planning Drawings we maybe able to use them to keep the costs down to those advertised below.)
Planning Drawings Include Location Map and All Necessary Drawings for a Planning Application
Building Regulations Include Location Map, Floor Plan and Sectional Drawing showing construction details, Building Regulations notes and Structural Calculations.

*Structural Calculations are included within our Building Regulation prices. However, this includes structural openings into extensions and conservatories. Our fees do not include opening up of existing supporting walls within the property, for example; to create a large openplan living area throughout the rear of the property, you will be informed of increases to our fees prior to commencement of calculations.
Most Loft Conversions require multiple calculations including numerous steels and joist and rafter calculations, this is included with our fees. Some Loft Conversions are created by added a completely new storey to a property and therefore substantial steel roof framework is required, further costs will be incurred but every effort is made to inform the client of increases prior to commencement of calculations.
**Conservatories and Porches are normally separated by external doors to the main house, in which case they do not require Building Regulations. Opening a Conservatory up to the main house will cause huge expense, as it is necessary to achieve the minimum thermal values required by Building Control. Where new external doors are to provide access to the conservatory a structural opening is required which has been allowed for in the fees above.
